Highview Group Ltd was appointed to deliver a complex pitched roof refurbishment at Steve Biko Court, located in the heart of Ladbroke Grove, West London. The project formed part of the Social Housing Decarbonisation Fund (SHDF), focusing on improving thermal performance while maintaining the building’s architectural integrity.
During delivery, the scope evolved significantly due to design refinements and specification upgrades, increasing the contract value from £835,000 to £1.15 million. All works were completed under the PIBI (Pitched Improvement & Building Integration) framework, ensuring compliance with regulatory standards and meeting enhanced performance objectives.
The works included a full strip and replacement of pitched roofs and windows, transitioning from Marley Stonewold to Redland Cambrian interlocking slates. Thermal upgrades were implemented across all roof types, including 200mm Loft Roll insulation to roof voids and 70mm and 100mm PIR insulation to mansard areas, leadwork renewal to dormers using Code 5 Lead, box gutter refurbishment with Langley PMMA liquid waterproofing and 150mm PIR insulation, and seamless integration of dual-manufacturer specifications into a single installation plan.
Key challenges included limited laydown and storage space, requiring just-in-time deliveries and precise logistics, and conflicting specifications from two manufacturers, Bauder and Langley. Highview coordinated design teams, manufacturers, and the client to align methods and resolve discrepancies before installation.
The project delivered a high-performance, fully integrated roofing system with significant thermal improvements, PAS 2030 compliance, and high-quality finishes. All manufacturer warranties were retained, and the final inspection recorded zero non-conformities – demonstrating Highview’s technical expertise, proactive problem-solving, and precision planning in a constrained urban environment.
